⚖️ The NAR Settlement Explained
The National Association of Realtors (NAR) settlement brought meaningful changes to how buyer broker compensation is handled in real estate transactions.
For sellers, the biggest shifts are in choice and transparency:

💡 You can still offer compensation to buyer brokers — it’s optional but remains a strategic marketing tool.

✍️ Any offer must now be approved in writing by the seller before being made.

🚫 Compensation offers can no longer appear on the MLS, but they can be promoted through off-MLS channels like social media, websites, and flyers.

💰 Sellers may still offer buyer concessions (such as closing cost credits) directly on the MLS.
These changes emphasize informed decision-making and clear communication between all parties.

Even though this change took effect in 2024, I still discuss it daily with clients and the public.
